Tax district The combination of local taxing authorities serving the parcel. Nearby properties can have different tax rates when district boundaries differ.
Current and delinquent tax summary The property page may show current or prior-year tax information. Use the Treasurer system for the live payable balance and payment posting.
Sale or deed reference Information connected with a reported property transfer. Not every transfer represents an arm’s-length market sale.
Owner occupancy or Homestead Tax-reduction status connected with the parcel. Contact the Auditor when an approved credit does not appear correctly.

Taxes and payment

Montgomery County Board of Revision filing and evidence guide

2026 filing status: The regular Board of Revision filing period runs from January 1 through March 31. The county’s online complaint portal states that the current filing period is closed and is scheduled to reopen January 1, 2027.

The Board of Revision determines fair market value. It can change a property value, but it cannot change a tax rate, levy or tax amount simply because the bill is difficult to pay.

Homestead Exemption

May reduce taxable value for qualifying seniors, permanently disabled homeowners and certain surviving spouses.

Owner-Occupancy Credit

Provides up to a 2.5% reduction on qualifying levies for an owner who occupies the property as a principal residence.

2026 Homestead eligibility checkpoints

Ohio requires owners of qualifying residential rental property to register the property with the County Auditor. The requirement covers real property containing residential rental units and certain mobile-home or recreational-vehicle sites used for residential purposes. Hotels and college dormitories are excluded.

60-day rule: A contact agent generally must be registered within 60 days after the qualifying conveyance filing. Updated information must also be filed within 60 days of a change. The county states that failure to comply may be a minor misdemeanor and may result in a penalty of up to $150 against the affected property.

The Auditor transfers parcel ownership information after a deed transaction. The Recorder preserves and provides access to the recorded deed, mortgage, lien, easement and other land documents.
