Quick answer

What should you do first?

1
Find the parcel

Search by address, owner name or parcel number and save the exact parcel number from the result.

2
Confirm the task

Decide whether you need the property record, GIS map, tax payment, deed, exemption or value appeal.

3
Use the live office

Open the relevant official county page only after you understand the documents, deadline and next action.

Best practical tip: Save the parcel number after finding the property. It is more reliable than an owner name or mailing address when moving between Auditor, GIS, Treasurer, Recorder, Homestead and Board of Revision systems.

Choose the Butler County property task you need

This article is organized around real actions rather than a long directory of links.

Avoid the wrong office

Auditor, Treasurer, Recorder or Board of Revision?

Which Butler County office normally handles each property task?
What you need Correct office What to prepare
Owner name, parcel number, address, value or property characteristics Butler County Auditor Address, owner name or parcel number.
Tax balance, bill, payment, receipt, penalty or delinquent plan Butler County Treasurer Tax bill and parcel number.
Deed, mortgage, lien, easement or recorded document Butler County Recorder Owner name, parcel number or document reference.
Formal complaint about the Auditor’s market value Board of Revision DTE Form 1, requested value and supporting evidence.
Fence line, encroachment or exact legal boundary Surveyor, title professional or attorney Deed, legal description, plat and survey records.
Important distinction: The Auditor calculates property values and tax-related data, but the Treasurer receives tax payments. A value complaint cannot be used only because the final tax bill feels high.

What a Butler County property record shows—and what each field means

Important property-record fields explained
Record field What it means What to check
Parcel number The county identifier assigned to the parcel. Use it across Auditor, GIS, Treasurer and official forms.
Owner name The ownership name currently carried on the Auditor record. Compare it with the most recent recorded deed when ownership looks outdated.
Property address The physical location connected with the parcel. Do not confuse it with the owner’s mailing address.
Legal description The recorded description used to identify the land. Use a deed, plat and survey for legal-boundary decisions.
Land value The appraised value assigned to the land portion. Review lot size, location, use and land classification.
Building value The appraised value assigned to structures and improvements. Verify living area, basement, quality, condition and improvements.
Appraised value The Auditor’s full property value used in the tax process. This is the value normally challenged through the Board of Revision.
Assessed value Generally 35% of appraised value for Ohio real property. The effective tax rate is applied to assessed value, subject to reductions and credits.
Tax district The combination of taxing authorities affecting the parcel. Nearby properties may have different rates when district boundaries differ.
Transfers Reported ownership changes and sale information. A family transfer, foreclosure or entity change may not represent market value.
Current Tax Distribution A levy-level breakdown showing where current tax dollars are distributed. Use it to understand schools, local governments and specific levies.
Board of Revision tab Shows complaint information connected with the parcel. Use it to follow a filed case and later result information.
Do not identify property from one field alone. A mailing address can differ from the property address, one street address can involve several parcels, and an owner name can include a trust, estate or company.
Map and location research

How to use Butler County GIS maps without treating them as a legal survey

The official GIS viewer helps locate parcels, compare neighboring properties, review map context and connect a parcel shape with the Auditor record.

Search the property or nearby address Start with the parcel number or address. When the property is difficult to find, locate a nearby known address and move across the map.
Select the parcel polygon Confirm the parcel number, address and surrounding roads before relying on the selected shape.
Compare adjoining parcels This can help identify a separate side lot, split parcel, condominium interest or multiple-parcel site.
Review aerial and neighborhood context Use available layers to understand location, access and nearby development.
Move to legal documents when accuracy matters Use the recorded deed, subdivision plat, title examination and professional survey for a boundary, easement or encroachment decision.
Good GIS use

Parcel location, nearby parcels, aerial context and general public-record research.

Not a legal boundary

A displayed parcel line should not be used alone to install a fence or settle ownership.

Before buying

Match the map with the deed, legal description, Recorder record and title work.

Major 2026 update

Butler County 2026 property reappraisal: what changed and what it does not mean

Key 2026 fact: Butler County completed a state-mandated reappraisal. Tentative values were approved by the Ohio Department of Tax Equalization on June 25, 2026, with a countywide median value increase of approximately 19%.

The 19% figure is a countywide median, not a guaranteed change for every home. Individual results depend on land size, grade or quality, condition, living area, basement living area, improvements and local market activity.

Tax year

The new values apply to tax year 2026 and will be used for bills payable in 2027.

Assessment percentage

Ohio generally assesses real property at 35% of appraised market value.

Reasonable-value check

Compare the value with a recent purchase, refinance appraisal and similar recent market sales.

Selected residential and agricultural median changes

Official 2026 jurisdiction-level median value changes
Jurisdiction Median change How to use this number
Butler County overall 19% Countywide context only—not a parcel-specific value.
Lemon Township 39% Compare your record with its own characteristics and market evidence.
New Miami 32% Do not assume every property increased by the median.
Millville 31% Review the individual parcel record and recent sales.
Middletown 30% Focus on the subject property’s value, condition and size.
Hamilton 27% A jurisdiction average is not Board of Revision evidence by itself.
Liberty Township 18% Compare similar recent arm’s-length sales.
West Chester Township 18% Check improvements, lot size and building characteristics.
Fairfield Township 15% Separate value change from new levy impact.
Oxford and Monroe 15% Use parcel-specific evidence for any formal appeal.

Review these property details before questioning the value

Land size and parcel configuration
Building grade and construction quality
Property condition
Living-area square footage
Finished basement living area
Garage, addition and outbuildings
Recent demolition or major damage
Recent arm’s-length sale price
Independent appraisal
Comparable recent neighborhood sales
A percentage comparison is not enough for an appeal. The Board of Revision focuses on evidence of the subject property’s market value—not how much its percentage increase differs from a neighbor’s.
Bills, due dates and payment

Butler County property taxes: 2026 due date, calculation and payment fees

Current due date: Second-half 2025 real-estate taxes are due August 19, 2026. Second-half manufactured-home taxes are due August 17, 2026. Confirm the live bill before paying because parcel-specific notices can differ.

How Butler County calculates a basic tax estimate

Step 1: Appraised value

The Auditor’s estimate of the property’s market value.

Step 2: Assessed value

Generally 35% of the full appraised value.

Step 3: Effective rate

The rate after applicable reduction factors, based on the parcel’s taxing district.

Official example: A $100,000 appraised property produces a $35,000 assessed value. At an effective rate of 39.8 mills, the estimated full-year tax is $1,393 before applicable credits or adjustments.

Why a value increase is not the same as a tax increase

Reduction factors adjust House Bill 920 reduction factors help stabilize revenue from many voted levies as values change.
New levies still matter A newly approved levy can increase a bill even when a property-value change is moderate.
Districts differ School, township, city and special-district boundaries create different effective rates.
Credits change the result Homestead, owner occupancy, inflation-cap and other adjustments can reduce eligible bills.

Inflation Cap Credit in 2026

The Inflation Cap Credit created by House Bill 186 applies automatically to eligible properties in qualifying school or joint vocational districts at the 20-mill floor. No separate application is required.

Where to look: Eligible owners should see an Inflation Cap Credit line on the second-half 2025 tax bill payable in 2026.

Treasurer payment methods and service fees

Official Butler County Treasurer payment information
Payment method Current fee or rule Practical note
Electronic check No service fee listed Confirm account and routing numbers before submission.
Credit card 2.35%, minimum $1.50 The service charge is non-refundable and is not retained by the county.

Online or telephone Depends on payment type Complete payment by 11:59 p.m. on the due date for timely online or phone processing.
In person Depends on tender Bring the tax bill to 315 High Street, 10th Floor.
Mail No county service fee for check Use the bill stub and obtain a USPS postmark on or before the due date.
Drop box No county service fee for check Do not place cash in the Court Street drop box.
Past-due payment plan Eligibility varies A delinquent-tax contract may allow monthly payments while current bills remain paid.
Formal value complaint

Butler County Board of Revision: deadline, evidence and hearing process

2026-value filing date: Property owners disputing the 2026 reappraisal value may file a Board of Revision complaint by March 31, 2027.

The Board of Revision reviews the property’s market value. It does not decide whether the owner can afford the tax bill or whether taxes in general are too high.

Review the entire parcel record Check land value, building value, physical characteristics, transfer history and 2026 value before filing.
Decide the market value you are requesting Do not submit only a complaint that the bill or percentage increase is high.
Prepare DTE Form 1 A market-value complaint is filed with DTE Form 1 through SmartFile, email or mail during the filing period.
Attach persuasive evidence Include a recent arm’s-length sale, credible appraisal, comparative market analysis or documented property damage and needed repairs.
Watch for the hearing notice A Notice of Hearing is sent by email or certified mail after the case is scheduled.
Check the parcel’s Board of Revision tab The official property search provides a BOR tab for tracking case status.
Allow time for the decision The county advises allowing approximately three to four weeks after the hearing for the Notice of Result.
Appeal within 30 days when necessary A further appeal uses DTE Form 4 with the Board of Tax Appeals or Court of Common Pleas, with a copy also sent to the BOR.

Evidence the Board says can help

Build a parcel-specific value case
Evidence Why it helps Weak alternative
Recent arm’s-length sale Shows an actual open-market transaction involving the subject property. Family transfer, foreclosure or unverified listing price.
Independent appraisal Provides a supported professional opinion of market value. Automated website estimate without inspection.
Comparative market analysis Connects the subject property with recent similar arm’s-length sales. Comparing only another property’s assessed value.
Damage and repair documentation Shows condition issues not fully reflected by mass appraisal. Undated photographs or unsupported repair claims.
Corrected property facts Square footage, condition, building data or removed improvements may affect value. Only stating that the percentage increase was unfair.
$50,000 reduction requests: When a requested reduction is $50,000 or more, an interested party such as a board of education may file a counter-complaint.
Useful BOR call script “I am reviewing parcel [parcel number] for the 2026 reappraisal. I need to confirm the DTE Form 1 filing deadline, accepted filing methods, evidence-submission rules and whether a prior complaint limits this filing.”

2026 timing: The normal Homestead deadline is December 31. The county’s June 2026 guidance advises new applicants to file by the beginning of October to qualify for the additional state-funded 2026 credit expected to be approximately $500 for tax year 2026, payable in 2027.

The owner-occupancy reduction applies to qualifying principal residences and eligible levies passed during or before November 2013. The homeowner must own and occupy the property as the principal residence on January 1 and submit an application.

2026 legislative change: Butler County’s official FAQ explains that House Bill 186 begins increasing the owner-occupancy credit over four years while gradually reducing the non-business credit.
