Troubleshooting

No Mahoning County property result found? Try these fixes

Complete address failed Remove the street suffix, direction, unit, punctuation and unnecessary words.
Owner name failed Search only the last name or unique company words. Remove LLC, Trustee, Estate and punctuation.
Recently purchased property Search by address or parcel number because the new owner name may still be processing.
Empty lot has no address Search the nearest known address, open the GIS map and identify the adjoining parcel.

The Auditor’s tax estimator currently estimates tax year 2025 property taxes payable in 2026. It asks for appraised value, tax district, residential/agricultural or commercial/industrial property type, owner-occupancy credit and Homestead status.

Mahoning County triennial property-value update

Mahoning County completed a full reappraisal for tax year 2023. The next full reappraisal is scheduled for tax year 2030. Between those cycles, the tax-year 2026 triennial update studies recent valid sales and applies market trends by neighborhood.

Not a full inspection

A triennial update generally uses sales analysis rather than visually inspecting every property.

Adjustments vary

Neighborhoods differ by housing type, age, size and market activity, so every parcel does not receive one percentage.

Tax impact differs

A market-value increase does not automatically create the same percentage increase in the tax bill.

Mahoning County Board of Revision filing and evidence rules

Current filing status: The official Auditor page says the tax-year 2025 complaint period closed March 31, 2026. Filing for tax year 2026 begins January 2, 2027.
Review the parcel and requested value Know the current appraised value, the value you are requesting and the specific facts or market evidence supporting it.
Use the correct complaint form DTE 1 is used for real-property valuation. DTE 1M applies to manufactured or mobile homes, and DTE 2 covers certain non-valuation issues.
Complete every question The BOR rules warn that an incomplete complaint may be dismissed.
Keep filing proof In-person filers receive a date-stamped copy. Mailed filers should provide contact information and follow up when a stamped copy is not returned.

Mahoning County Homestead and Owner-Occupancy Credit

Tax-year difference matters: For tax year 2025, collected in 2026, the standard Homestead amount is $29,000, the enhanced amount is $58,000 and the income limit is $40,000 based on 2024 income. For tax year 2026, collected in 2027, the listed income limit is $41,000 based on 2025 income; the shielded amounts are determined using the inflation adjustment.

Owner-Occupancy Tax Reduction

This separate credit applies to qualifying levies on a homeowner’s principal residence. The owner generally must own and occupy the home as of January 1 of the requested tax year.

Potentially eligible ownership

Individual deed owner, land-contract buyer, life tenant, qualifying mortgagor, trustee or settlor with the right to occupy, or certain cooperative owners.

Generally not eligible

Rental property, non-owner-occupied homes and property owned by many LLCs, corporations, partnerships, associations or groups.

Only one principal residence: Voting registration and income-tax residency are important indicators. Married spouses are generally presumed to share one domicile unless they can establish separate domiciles.

Normal taxable transfer

A transfer involving delinquent property taxes may still be accepted, but the parcel can be referred to the Prosecutor for possible foreclosure.

Current taxes must be paid. If delinquent, the full current year plus delinquency, penalty and interest must be paid before submission.

What counts as rental property

A parcel with a dwelling rented for residential use, including single-family, apartment, multifamily and many mixed-use properties.

60-day filing rule

Required information must be filed within 60 days, including weekends and holidays, after notice, transfer, receipt of the bill or a change.

Rental-registration penalty: Failure to comply may subject each property to a $150 fine per tax year.
