How to search Lucas County property records in AREIS
AREIS is the county’s free public real-estate database. Start on the official AREIS access page and select “Visit AREIS Online.”
- Choose a search method. Options include Address, Owner, Parcel Number, Assessor #, Advanced, County Map, and Multi-Year Search.
- For an address, separate the fields. Enter the house number and street name in their respective boxes; use the direction, suffix, and unit fields where appropriate.
- For ownership research, try the recorded name. If a full name fails, try fewer words or a business or trust name.
- Open the match and verify it. Compare the parcel identifier, property location, owner, and record year.

Read the property record before comparing tax bills
| Record item | How to use it |
|---|---|
| Parcel identifier and location | Confirm you have the correct tax parcel. A mailing address can differ from the property location. |
| Market value | The Auditor’s valuation for tax purposes; it is not a promised selling price. |
| Assessed value | Generally 35% of market value. A $200,000 market value produces a $70,000 assessed value before applicable adjustments. |
| Tax district, levies, and credits | Review the applicable rates and reductions. A percentage increase in value does not automatically mean the same percentage increase in taxes. |
| Special assessments | Charges for particular improvements or services can appear in addition to property taxes. |
The county identifies 2024 as its most recent full revaluation. Its published appraisal cycle alternates a six-year revaluation with a triennial update three years later. For a particular parcel, check the displayed year and any later changes involving construction, demolition, or corrections.
To see where property-tax money goes, open the AREIS record and choose Tax Distribution → By Fund and Levy. The Auditor’s tax-information page also links to its 2026 second-half bill changes and inflation-cap credit explanation.
Lucas County GIS maps and parcel boundaries
The official GIS page links to AREIS mapping, the Auditor GIS Library, and downloads. Available resources include parcel mapping, aerial imagery, school districts, floodplain information, and other layers.
Use these tools to locate a parcel and explore surrounding records. Check the layer source and imagery date before drawing conclusions about a building or land use.
Lucas County property-tax payments and 2026 dates
The Treasurer’s payment page lists these dates for tax year 2025 real estate payable in 2026:
- First half: January 31, 2026.
- Second half: July 31, 2026.
Payment options include the Treasurer’s online provider, phone, mail, and in-person service. Start at the official payment page; review processing fees before confirming.
Print a reference copy of your tax bill
Open your AREIS property record. In the right-hand Reports box, choose Tax Bill and select Go. Allow pop-ups if the bill does not open. The Treasurer says this printout is unofficial and cannot replace the actual bill required for participating-bank payments. See the official printing instructions.
Homestead Exemption and Owner Occupancy Credit
Homestead eligibility in 2026
The county lists a $41,000 maximum using 2025 income for its means-tested senior and disability Homestead applications. Its detailed instructions count spousal income and add the Ohio Business Income Deduction to the relevant Ohio return figure; Social Security income does not count.
Senior applicants generally must own and occupy the home as of January 1 and turn 65 by the end of the application year. Disability applicants must meet the county’s total and permanent disability requirements. Enhanced programs have separate rules for qualifying disabled veterans and surviving spouses.
Use the Homestead page and senior and disability instructions, or email Homestead@co.lucas.oh.us.
Check the Owner Occupancy Credit separately
Search your AREIS record and see whether Owner Occupied Credit is marked “Yes.” The county generally requires ownership and primary residence as of January 1; a homeowner and spouse may receive the reduction on only one property.
The county describes a phased change to this credit following December 2025 legislation. Do not assume the saving is exactly 2.5% of the entire bill. Review the current occupancy-credit guidance, and notify the Auditor when you move.
CAUV for Lucas County agricultural land
Current Agricultural Use Valuation allows qualifying commercial farmland to be valued for agricultural use. It applies to eligible land, rather than automatically reducing building values.
- The county requires agricultural use for the three years before applying.
- Farms with fewer than 10 farmed acres must show average gross agricultural income of $2,500 per year.
- Applications and renewals are handled annually between the first Monday in January and the first Monday in March.
- The initial application costs $25; annual renewal has no fee.
Removal can lead to recoupment of three years of program savings. Before a sale, split, or land-use change, review the official agricultural-program instructions or contact CAUV@co.lucas.oh.us.
How to challenge a Lucas County property value
The Board of Revision published a January 1–March 31, 2026 filing period, which has closed. Confirm the next applicable year, deadline, and form on the official Board page.
A complaint concerns valuation, rather than a request to reduce taxes because the bill is high. Prepare evidence supporting your requested value, such as a relevant sale, appraisal, comparable sales, or documented condition issues.
The county offers online filing and paper instructions. It asks for hearing evidence at least five days in advance. Questions: AuditorBOR@co.lucas.oh.us.
Deed transfers, conveyance forms, and fees
| Auditor charge | Published amount | Example |
|---|---|---|
| Conveyance fee | $4 per $1,000 of taxable sale price | $250,000 sale: $1,000 |
| Transfer fee | $0.50 per parcel | One parcel: $0.50 |
The combined Auditor charges for a nonexempt $250,000 sale involving one parcel are $1,000.50. Recording and document-preparation costs are additional.
The county directs filers to have the Engineer’s Tax Map Department approve the legal description and the Recorder verify fees before submitting the deed and conveyance paperwork to the Auditor. Bring an unexpired government photo ID to enter One Government Center. Its instructions also require buyer and seller attendance; call about representation or special circumstances before arranging the visit.
Use DTE 100 for a taxable real-property conveyance or DTE 100(EX) when claiming a statutory exemption. Homestead or CAUV transfers may require additional forms. Review the current transfer requirements and county deed-transfer fee information.
