Henrico County Tax Assessment Search: Find the Parcel, Value and Property Record
Start with Henrico County’s own Real Estate Property Search when you need a parcel number, assessed value, land or building details, sales history or other public assessment information.
The important part is knowing what to do after you find the parcel. Assessment staff handle value and property data, Treasury handles the actual tax account, GIS supplies map context, and the Circuit Court Clerk maintains recorded deeds and plats.

Use Henrico’s assessment database first, then route the next task
The public property-search form currently accepts GPIN, PID, street number, prefix, street name, unit, use code and description. It also links to separate residential and commercial sales searches.
Henrico’s starting screen does not provide a separate owner-name search field. If you only know an owner’s name, finding the street address, GPIN or PID first is usually faster than repeatedly trying to locate an owner box that is not on the main form.
Search GPIN, PID or a simplified property address.
Match the address, parcel IDs, land, buildings and assessment year.
Use Treasury for tax bills, GIS for mapping and the Clerk for deeds.
How to search Henrico County tax assessment records
Henrico property-search fields explained
| Field | Best use | If the search fails |
|---|---|---|
| GPIN | Precise parcel lookup when the geographic parcel identifier is known. | Recheck the characters or search by physical address. |
| PID | Exact lookup using Henrico’s parcel identification number. | Ask whether a split or combination produced a new parcel ID. |
| Street # | House or building number. | Search the main street name without the number. |
| Prefix | Directional prefix when it is part of the County’s address. | Leave the prefix blank and search broader. |
| Street Name | The main road or street name. | Remove suffixes, punctuation and extra words. |
| Unit | Condominium and multi-unit property research. | Locate the base building address first, then narrow by unit. |
| Use Code | Research by Henrico property-use classification. | Remove the filter when searching one known property. |
| Description | An additional route when parcel or address information is incomplete. | Return to GPIN, PID or a simplified street search. |
| Owner name | Not offered as a dedicated field on the current main entry screen. | Find the address or parcel identifier, or contact Real Estate Assessment. |
What a Henrico assessment record can tell you
A detailed parcel record can contain considerably more than the current total assessment. Depending on the parcel, Henrico’s public database may display ownership, parcel identification, tax district, zoning, use code, subdivision data, transfers, land information, assessment history, building information, sketches, plats and map links.
| Record item | What it helps answer | Do not assume |
|---|---|---|
| GPIN / PID | Which County parcel the record describes. | That an old identifier is still active after a split or combination. |
| Owner display | Who is carried as owner in the assessment system. | That it replaces the recorded deed or a legal title examination. |
| Parcel address | The situs or physical property location. | That it is the same as the tax mailing address. |
| Tax district | Which taxing district is associated with the parcel. | That the base County rate is the only possible charge on every parcel. |
| Use code | How the property is classified for assessment purposes. | That an assessment use code is the same thing as zoning approval. |
| Land value | Value attributed to the land component. | That it is a private appraisal or guaranteed sale price. |
| Improvements | Value attributed to buildings and other taxable improvements. | That every improvement shown is automatically permit-compliant. |
| Total assessment | Henrico’s assessed fair-market value for taxation. | That this is the amount of tax you owe. |
| Sale / deed reference | Which transaction may have transferred the property. | That the assessment page replaces the actual recorded instrument. |
| Map / parcel geometry | Where the tax parcel lies in relation to surrounding property. | That the mapped line is an exact surveyed boundary. |
Henrico provides separate residential and commercial sales searches
The assessment application includes distinct sales-search tools. The residential search can narrow transactions using criteria such as sales price, sales date, year built, square footage, stories, bedrooms, neighborhood, subdivision, style and use code.
Henrico reassesses real estate annually at 100% of fair market value
Henrico’s Real Estate Assessment Division reviews real property effective January 1 each year. The County states that real estate is assessed at 100% of fair market value.
For residential property, sales comparison is a central valuation method. Henrico considers differences in characteristics such as size, quality, condition, location and amenities. Commercial property may also require analysis of replacement cost, rental income, occupancy and investment-market information.
Check the underlying property facts before arguing about the value
Henrico’s base real-estate tax rate is $0.83 per $100 of assessed value
For a simple base-rate estimate, use: assessed value ÷ 100 × $0.83.

An electronic payment that reaches the County after the deadline can be late even if you initiated it earlier. Do not wait until the final day.
Use Henrico GIS for parcel context, not as an exact boundary survey
Locate the parcel and understand nearby lots and roads.
Exact property lines, easement rights or survey monuments.
Review the recorded plat/deed and use a qualified surveyor.

The regular 2026 Henrico assessment-appeal deadline has passed
Henrico’s current appeal service states that the application is unavailable until the next year’s assessment cycle. By law, a regular current-year assessment appeal must be filed by April 1.
Henrico identifies three core grounds for formal reconsideration: the value is above or below fair market value, the assessment is based on incorrect property information, or the assessment is inequitable compared with similar properties.
Evidence that addresses those issues directly
Henrico’s REAP and RECAP programs solve different tax problems
Henrico’s Real Estate Advantage Program provides qualifying older or permanently and totally disabled homeowners a real-estate tax exemption subject to the program’s financial and occupancy rules.
The detailed County page is currently labeled “Information as of 2025” and lists maximum total income of $75,000, maximum net worth of $500,000 and a maximum exemption of $3,200.
Henrico’s Real Estate Cap Program caps a qualifying participant’s real-estate tax bill at the amount paid when entering the program, subject to continued eligibility.
The current RECAP page lists household taxable income up to $125,000 and net worth up to $750,000, with the qualifying dwelling excluded as described by the County.
Qualifying Henrico land can be assessed by use rather than ordinary market value
| Item | County rule | Why it matters |
|---|---|---|
| Agricultural land | Generally at least 5 acres. | Use requirements must also be satisfied. |
| Horticultural land | Generally at least 5 acres. | Qualifying production rules still apply. |
| Open-space land | Generally at least 5 acres. | The parcel must satisfy applicable open-space standards. |
| Forest land | 20-acre minimum. | Forest eligibility uses a larger minimum acreage. |
| New application fee | $20 plus $0.10 per acre. | The filing fee is non-refundable. |
| Annual revalidation | Required; regular revalidation has no charge. | Do not assume participation automatically continues without filing. |
| Regular deadline | November 1. | Prepare the parcel documentation before the deadline. |
| Late filing | Through December 15 with a $20 plus $0.10-per-acre late fee. | A limited late-filing option remains after November 1. |
| Rollback taxes | Current year and up to five prior years when the property no longer qualifies, plus interest. | A sale, division or change in use can create a significant tax consequence. |
Use the Circuit Court Clerk when the question is the deed or recorded plat
The assessment record is useful for locating the parcel and finding transfer clues. It is not a substitute for the recorded deed when legal ownership, easements or other recorded rights matter.

Henrico County tax assessment search FAQs
Where can I search Henrico County tax assessment records?
Use Henrico County’s official Real Estate Property Search at realestate.henrico.gov. The main form accepts GPIN, PID and property-address fields, along with Use Code and Description.
Can I search Henrico property records by owner name?
The current main property-search entry screen does not provide a dedicated owner-name field. If you only know the owner, first recover the property address, GPIN or PID from another reliable record or contact Real Estate Assessment.
What is the difference between GPIN and PID in Henrico’s property database?
Both are parcel identifiers used in Henrico’s real-estate systems. Saving both when they appear makes it easier to match the same property across assessment, GIS, tax and land-record research.
How often does Henrico reassess real estate?
Henrico reassesses real property annually effective January 1. The County states that real estate is assessed at 100% of fair market value.
What is Henrico County’s current real-estate tax rate?
The current base real-estate tax rate is $0.83 per $100 of assessed value. Use the actual Treasury bill before paying because parcel-specific adjustments or other charges can affect the amount due.
When is Henrico County’s second real-estate tax installment due in 2026?
The regular date is December 5. Because December 5, 2026 falls on a Saturday, Henrico’s weekend rule moves the deadline to the next business day, Monday, December 7, 2026.
What happens if my Henrico real-estate tax payment is late?
Henrico states that a 10% late-payment penalty applies after the due date. Interest at a 4% annual rate begins on the unpaid balance on the first day of the month following the due date.
Can I still file a regular appeal of my 2026 Henrico assessment?
The regular 2026 deadline was April 1 and has passed. Henrico’s current appeal page states that the appeal application is unavailable until the next year’s assessment cycle.
What should I do if Henrico’s assessment record has incorrect property information?
First verify that you opened the correct parcel. Then document the specific error and contact the Real Estate Assessment Division. Henrico’s property-search page also provides Real_Estate_Comments@henrico.gov for comments or corrections.
Where can I get a Henrico deed or recorded plat?
Use the Henrico Circuit Court Clerk’s land records. The public Record Room is at 4309 E. Parham Road, and Land Records can be reached at 804-501-4249. A deed book/page or instrument number makes a request easier.
