Mahoning County Auditor: Property Search & Tax Help

Mahoning County, Ohio · Parcel records, values and property services

Find the right parcel before reviewing its value, taxes or deed

The Mahoning County Auditor search lets you find real estate by parcel number, owner name or property address. A parcel record can show ownership, appraised and assessed values, building information, sales, tax details, special assessments and map access.

Start by confirming the complete parcel number. You can then use that identifier with the Treasurer, GIS Department, Recorder, Board of Revision and property-transfer services.

Auditor, Treasurer, Recorder, GIS or Board of Revision?

Property-related offices maintain different records. Identifying the correct department before calling or visiting can prevent delays.

Match your question with the office that handles it
What you need Correct office Prepare first
Owner, parcel, value or building information County Auditor Owner name, address or parcel number
Tax bill, payment, receipt or delinquency County Treasurer Parcel, tax period and payment information
Recorded deed, mortgage, lien or release County Recorder Owner, recording date or document reference
Parcel map or tax-map assistance GIS/Tax Map Parcel and approximate location
Formal dispute over appraised value Board of Revision Requested value and supporting evidence
Exact boundary, pins or encroachment Registered land surveyor Deed, plat and prior survey information

A special assessment displayed on a tax record is not necessarily a recorded lien. Charges for utilities, lighting, stormwater, grass cutting or another service may come from an outside agency. Mortgages, releases and many liens are researched through recorded documents.

What to check inside a Mahoning County parcel record

Do not rely on the short result line alone. Open the parcel and review the sections that relate to your question.

Parcel sections and practical checks
Record area What it shows What to verify
Owner and addresses Deeded owner, taxpayer and property addresses Do not confuse the mailing address with the property location.
Valuation Land, improvements, total appraised value and assessed value Compare the same value type and tax year.
Legal Lot, plat, acreage and legal-description details Use the deed and a survey for legal decisions.
Residential or commercial Recorded building characteristics Check living area, year built, use, rooms and construction.
Sales Transfer dates, parties, price and validity status Not every transfer represents an open-market sale.
Land and improvements Land classification, site measurements and outbuildings Look for removed, damaged or missing improvements.
Tax Charges, reductions, payments and prior-year information Use the Treasurer for the final live balance.
Special assessments Outside-agency charges included with taxes Identify the agency responsible for the charge.

The property page’s annual-tax summary may exclude CAUV recoupment, special assessments, penalties or interest. Open the Tax section and verify the live amount with the Treasurer before paying.

Save a property record card

Use the parcel page’s PRC option when you need a printable record. The compact format creates a shorter summary, while the customized option lets you select additional sections.

Save a dated copy before requesting a correction or filing a valuation complaint. Mark the exact field you believe is wrong and collect documents supporting the correction.

Mahoning County’s tax-year 2026 triennial value update

The Auditor’s appraisal information explains that the triennial update applies to tax year 2026, with taxes collected in 2027.

Read the year labels carefully: as of October 23, 2026, the Auditor homepage says the property values and taxes ordinarily displayed are for tax year 2025, payable in 2026. Individual parcel records may also display a separate 2026 preliminary value connected with the update.

A triennial update analyzes valid property sales and applies market trends by neighborhood. It is not a physical inspection of every property. Adjustments can differ because neighborhoods contain different housing types, ages, sizes and market activity.

The county’s June 2026 notice says the next full revaluation is scheduled for tax year 2030. The values assigned through the current update are therefore expected to remain the base until that revaluation, subject to annual changes such as construction, demolition, parcel changes, corrections and Board of Revision decisions.

Market value, assessed value and taxes

Ohio generally calculates taxable or assessed value at 35% of appraised market value. For example, an appraised value of $180,000 produces an assessed value of $63,000 before applicable adjustments.

A 20% increase in appraised value does not automatically create a 20% increase in the tax bill. Effective tax rates, voted levies, reduction factors, credits, new construction and other components affect the final calculation.

The Auditor’s tax estimator currently estimates tax year 2025 amounts payable in 2026. The page says it will be updated after tax-year 2026 rates are certified, expected around the middle of December 2026. Treat its result as an estimate rather than a bill.

Pay or verify Mahoning County property taxes

The Treasurer handles billing and collection. Use the county’s official property-tax payment options after confirming the correct parcel.

  1. Find the property through the Auditor search.
  2. Copy its complete parcel number.
  3. Open the Treasurer’s official online-payment route.
  4. Confirm the owner, property, tax period and current balance.
  5. Review the payment method and service fee.
  6. Submit the payment and retain the receipt or confirmation.

Passed deadline: the Treasurer lists September 18, 2026, as the extended second-half real-estate tax deadline. For an unpaid account, obtain the current balance including any applicable charges.

Payment methods and service fees

  • Online card: the county lists a 2.5% provider fee with a $2 minimum.
  • Electronic check: the listed provider fee is $1.50.
  • Phone: call 330-408-6150; telephone payments post the following business day.
  • Mail: send a check or money order to Daniel R. Yemma, Treasurer, Mahoning County Courthouse, 1st Floor, 120 Market Street, Youngstown, OH 44503. Do not mail cash.
  • In person: the Treasurer’s office is open Monday–Friday, 8 a.m.–4:30 p.m.

A timely postmark is accepted under the county’s published mail instructions. Because postmark timing can matter, keep mailing evidence and avoid waiting until the final day.

For a duplicate bill, missing payment, penalty question or payment arrangement, call the Treasurer at 330-740-2460. Have the parcel, payment date, amount and confirmation ready.

Prepare a Board of Revision valuation complaint

The Mahoning County Board of Revision reviews complaints about property value. It does not decide whether a tax bill is affordable or change the broader property-tax system.

Current filing status: the tax-year 2025 period closed March 31, 2026. Filing for tax-year 2026 begins January 2, 2027, and the county’s reappraisal notice identifies March 31, 2027, as the end of that complaint period.

  1. Save the current parcel record and preliminary 2026 value.
  2. Identify the value you are requesting.
  3. Explain why that value is supported.
  4. Complete every required part of the current DTE complaint form.
  5. Submit the complaint through an accepted method.
  6. Keep proof that the Board received it.
  7. Organize your evidence for the scheduled hearing.

Evidence that can support a value

Useful material can include a recent arm’s-length sale, appraisal, settlement statement, comparable sales, photographs of property condition, contractor estimates or documents proving that recorded property characteristics are wrong.

Comparable properties should be similar in location, use, size, age and condition. A nearby sale is not automatically comparable.

Keep a date-stamped filing copy

The county prefers mailed submissions and also accepts complaints in person. In-person filers receive a date-stamped copy. Mailed filers should provide working contact information and follow up if the stamped copy is not returned. The Board states that the filer is responsible for confirming receipt.

Mail or deliver the packet to Mahoning County Board of Revision, Mahoning County Auditor’s Office, 120 Market Street, Youngstown, Ohio 44503. Call 330-740-2010 with filing questions.

Homestead Exemption and owner-occupancy applications

The official Homestead guidance lists separate figures for each tax year.

Standard and enhanced Homestead figures published by the county
Tax year Collected Income used Standard limit Value shielded
2025 2026 2024 $40,000 $29,000 standard; $58,000 enhanced
2026 2027 2025 $41,000 Determined using the inflation adjustment

For standard Homestead eligibility, a homeowner generally must own and occupy the property as a principal residence, satisfy the applicable income test and meet an age, permanent-disability or qualifying surviving-spouse category.

The enhanced program for qualifying disabled veterans and certain surviving spouses has separate requirements and does not use the standard income threshold.

Choose the correct form

The Homestead forms page includes:

  • DTE 105A for senior citizens, disabled persons and qualifying surviving spouses.
  • DTE 105E for required disability certification.
  • DTE 105H for applicable income information.
  • DTE 105I for qualifying disabled veterans and surviving spouses.
  • DTE 106B for certain Homestead and owner-occupancy complaints.

For real property, DTE 105A must be filed on or before December 31 of the year for which the exemption is sought. Manufactured or mobile-home timing differs, so follow the form’s instructions carefully.

The owner-occupancy reduction is a separate program using DTE 105C. Check the parcel and later tax bill after processing rather than assuming that submitting a form immediately changes the online record.

Use GIS maps for location and Recorder records for deeds

Parcel and tax-map research

The county’s GIS/Tax Map page provides parcel mapping and related GIS services. Use it to confirm location, compare adjoining parcels and understand roads, municipal boundaries and map layers.

Boundary warning: Mahoning County states that GIS boundaries are approximate and are not suitable for legal, engineering or surveying purposes. A registered Ohio land surveyor must determine an exact property boundary.

A map also does not establish legal zoning approval. Ask the applicable municipal or township zoning department about permitted uses, setbacks and development requirements.

Recorded deeds and document copies

The Mahoning County Recorder is the official land-records office. Use Recorder resources for deeds, mortgages, releases and other recorded instruments.

  1. Find the property through the Auditor.
  2. Save the parcel number and transfer details.
  3. Search Recorder records using the available party or document information.
  4. Check the instrument’s parties, recording date and legal description.
  5. Request an official or certified copy when your purpose requires one.

Recorder fees changed January 1, 2026. The office lists a basic recording fee of $39 for the first two pages plus $8 for each additional page or side for many standard documents. Confirm the exact fee before submitting a document.

Mahoning County conveyance fees and transfer requirements

The official conveyance calculator estimates Auditor transfer charges. For an ordinary taxable transfer, the county lists:

  • $1 per $1,000 mandatory conveyance fee.
  • $3 per $1,000 permissive fee.
  • Combined charge of $4 per $1,000.
  • Sale price rounded up to the next $100.
  • Transfer fee of $0.50 per parcel.
Example: $250,000 taxable transfer containing two parcels
Charge Calculation Amount
Mandatory fee $250,000 × .001 $250
Permissive fee $250,000 × .003 $750
Parcel fee 2 × $0.50 $1
Total Auditor transfer fees Before Recorder charges $1,001

Prepare the transfer documents

The county’s transfer forms section provides DTE 100, DTE 100EX, affidavits, the GIS Control Form and the current property-transfer checklist.

A transfer document may require grantor marital status, the grantee’s tax-mailing address, a complete legal description, the prior document reference, original notarized signatures and preparer contact details. Transfers involving money use DTE 100. Qualifying exempt transfers use DTE 100EX and may require an affidavit or entity documents.

Acreage descriptions, partial platted lots, splits, replats and survey consolidations can require GIS review. Current taxes and delinquencies may need to be resolved for certain parcel changes.

The Auditor accepts deed transfers until 3 p.m. on business days. Submitting entity or exemption documents does not guarantee same-day processing.

Choose the correct property-transfer alert

Online Ownership Alert

A free email is sent after a subscribed parcel transfers. It does not stop or delay the transfer.

In-person prevention alert

An eligible owner-occupant can request notification before an attempted transfer by visiting the Auditor.

Recorder research

Use recorded documents to inspect the instrument behind an ownership change.

To use the online Property Ownership Alert, find the parcel by owner or address, copy the complete formatted number and create an account. The subscription system requires the parcel number with its dashes and dot.

Accounts expire two years after creation. Renewing the account or adding a parcel extends the subscription period.

For the separate Fraudulent Transfer Prevention alert, an eligible homeowner must appear in person, own and occupy the home as a principal residence, and bring identification, proof of residency and a copy of the deed.
