Depending on the parcel, Henrico’s public database may display ownership, parcel identification, tax district, zoning, use code, subdivision data, transfers, land information, assessment history, building information, sketches, plats and map links.

The assessment application includes distinct sales-search tools. The residential search can narrow transactions using criteria such as sales price, sales date, year built, square footage, stories, bedrooms, neighborhood, subdivision, style and use code.

Henrico reassesses real estate annually at 100% of fair market value

Henrico’s Real Estate Assessment Division reviews real property effective January 1 each year. The County states that real estate is assessed at 100% of fair market value.

For residential property, sales comparison is a central valuation method. Henrico considers differences in characteristics such as size, quality, condition, location and amenities. Assessment notice versus tax bill: Henrico says reassessment notices begin mailing to owners in February. The County also explains that tax bills are typically sent to the mortgage company when the property has an escrow arrangement. Do not treat those two documents as the same notice.

Second-half 2026 real-estate tax December 5 falls on Saturday in 2026, so the County’s published weekend rule moves the deadline to Monday, December 7.

An electronic payment that reaches the County after the deadline can be late even if you initiated it earlier. Do not wait until the final day.

Late tax rule: Henrico states that a 10% late-payment penalty applies after the due date. Interest at a 4% annual rate begins on the unpaid balance on the first day of the month following the due date.
Processing-fee warning: Henrico’s current payment pages are not completely consistent. Its general Payment Options and Online Payments pages state that there are no processing fees, while the Online Tax Bills page and an older cashier page still reference a nominal service fee. The regular 2026 Henrico assessment-appeal deadline has passed

Henrico’s current appeal service states that the application is unavailable until the next year’s assessment cycle. By law, a regular current-year assessment appeal must be filed by April 1.

Henrico identifies three core grounds for formal reconsideration: the value is above or below fair market value, the assessment is based on incorrect property information, or the assessment is inequitable compared with similar properties.

Henrico’s REAP and RECAP programs solve different tax problems

REAP — tax exemption

Henrico’s Real Estate Advantage Program provides qualifying older or permanently and totally disabled homeowners a real-estate tax exemption subject to the program’s financial and occupancy rules.

The detailed County page is currently labeled “Information as of 2025” and lists maximum total income of $75,000, maximum net worth of $500,000 and a maximum exemption of $3,200.

RECAP — tax-bill cap

Henrico’s Real Estate Cap Program caps a qualifying participant’s real-estate tax bill at the amount paid when entering the program, subject to continued eligibility.

The current RECAP page lists household taxable income up to $125,000 and net worth up to $750,000, with the qualifying dwelling excluded as described by the County.

Do not mix filing years. Henrico’s detailed REAP page still labels its published limits as 2025 information. Verify the current application or call 804-501-4263 before relying on those numbers for a later filing year.

Two local rules worth checking before a transaction: Henrico says a Land Use application will not be accepted when delinquent taxes are owed on the parcel seeking qualification, and an owner must reapply after a parcel split when the remaining acreage is intended to continue in the program.
Henrico also states that an owner who changes enrolled land to a non-qualifying use is responsible for notifying the County within 60 days.
